🏠 Residential Property Criteria

Property Types:

  • Single Family Homes (SFH)

  • Townhomes

  • Duplexes

  • Manufactured Homes

📏 General Requirements:

  • 800–3,000 sq ft

  • Built 1960 or newer (some exceptions allowed)

  • No rural areas, busy roads, or properties adjacent to commercial buildings

  • Target purchase price: 70–80% of After Repair Value (ARV)

We focus on properties with strong value-add or resale potential.

All markets listed above except Fayetteville

📏 General Requirements:

  • Under 5 acres (larger lots considered if subdividable)

  • Must have access to water and sewer services

We evaluate land based on development potential, accessibility, and zoning compatibility.
